Every night in Houston, veterans who served our country sleep without a safe place to call home. That is not acceptable. Sentinel Home Partners was founded to change that β€” one veteran, one home at a time.

We partner with the VA, the Houston Housing Authority, and the HUD-VASH program to provide safe, private, dignified transitional housing. We believe housing is not charity β€” it is something every veteran has earned.

What is HUD-VASH and am I eligible?

HUD-VASH (HUD-Veterans Affairs Supportive Housing) combines a Housing Choice Voucher from HUD with VA case management services. To be eligible you must be a veteran who is homeless or at imminent risk of homelessness, enrolled in VA health care, and meet your local Public Housing Authority's income requirements. You cannot be a registered sex offender. Contact the Michael E. DeBakey VA Medical Center at (713) 791-1414 to start the eligibility determination β€” they will guide you through every step.

Do I have to pay rent?

Through the HUD-VASH program, the Houston Housing Authority pays most of the rent directly to Sentinel on your behalf. You typically pay no more than 30-40% of your monthly income toward rent, and in many cases your contribution is very small. The program is designed so that cost is never a barrier to safe housing for veterans who qualify.

What does the housing include?

Our housing includes a private bedroom, full kitchen access, laundry facilities, private outdoor space, and all utilities. The home is fully furnished and NSPIRE-inspected to HUD standards. It is located in Houston with convenient access to the Michael E. DeBakey VA Medical Center and public transportation. You will have your own private space β€” this is not a shared shelter environment.

Do I need to be in VA care to apply?

Yes β€” HUD-VASH requires you to be enrolled in VA health care and to participate in VA case management services while living in HUD-VASH housing. This is not a burden β€” your VA case manager is there to help you access health care, mental health services, employment support, and any other benefits you have earned. If you are not currently enrolled in VA care, contact DeBakey VAMC at (713) 791-1414 and they will help you enroll.

Can I have guests or family stay with me?

HUD-VASH has specific rules about household members. Any additions to the household must be approved by the Houston Housing Authority β€” you cannot simply have someone move in without going through the proper process. Short-term guests are generally allowed under the lease terms. Contact us or your VA case manager if your household situation changes and we will work through the process together.

What happens if I need to leave or want to move?

Your HUD-VASH voucher is "tenant-based," meaning in most cases it follows you β€” not the unit. If you want to move after your initial lease term, you can work with HHA to take your voucher to a different qualifying unit. Your VA case manager can help coordinate this. We ask for proper lease notice as required by Texas law, and we will work with you and your case manager to make any transition as smooth as possible.

How quickly can you accept a referral?

We respond to all referrals within 4 business hours. Once we confirm availability and the veteran selects the unit, we move quickly through the RFTA and NSPIRE process with HHA. For critical placements β€” veterans currently unsheltered β€” tell us in the urgency field and we will prioritize immediately. Call our partner line at (713) 000-0001 for time-sensitive situations.

What PHA do you work with?

We are registered with the Houston Housing Authority (HHA). If your veteran's voucher is issued through the Harris County Housing Authority (HCHA), please contact us before submitting β€” we will confirm the correct jurisdiction for the property and advise accordingly. Both agencies administer HUD-VASH in the greater Houston area.

Has the property passed NSPIRE inspection?

Yes β€” our property has passed NSPIRE inspection and is compliant with HUD's current National Standards for the Physical Inspection of Real Estate, which became mandatory for HCV programs on October 1, 2025. We maintain the property to NSPIRE standards year-round and address any maintenance issues promptly. Documentation is available upon request.

Do you have an active HAP contract?

Yes β€” we have an active Housing Assistance Payments contract with the Houston Housing Authority. HAP payments are made directly to Sentinel Home Partners on behalf of the veteran each month. Once a veteran is placed and a new HAP contract is executed for their specific unit, payments begin promptly following lease commencement. Contact our partner line at (713) 000-0001 to discuss current contract status for available units.

Are you Fair Housing compliant?

Yes β€” Sentinel Home Partners is fully compliant with the Fair Housing Act and does not discriminate on the basis of race, color, religion, sex, national origin, disability, or familial status. We complete Fair Housing training annually and maintain documentation of compliance. Our leases incorporate the HCV Tenancy Addendum as required by HUD, and all tenancy decisions are made without discrimination.
